100% Interest Deductibility
Fully restored from 1 April 2025 by the National-led government. The model applies 100% deductibility by default and lets you override the percentage if your situation differs.
Rental Loss Ring-Fencing
NZ rental losses cannot offset salary or other personal income. The Tax Estimator floors your taxable rental income at zero and carries forward any ring-fenced loss for future years.
2-Year Bright-Line Rule
Reflects the 2-year test effective from 1 July 2024. Settlement dates are captured per property so you can monitor exposure across your entire portfolio in one place.
NZ Tax Rate Bands
Set your actual marginal rate (10.5% → 39%) in Assumptions. The Tax Estimator calculates your estimated rental tax liability at your rate. Supports Individual, Company (28%), and LTC structures.
